Communities

The Florida Panhandle, i.e. the Florida Emerald Coast is a region in the northwestern part of Florida, known for its beautiful coastline along the Gulf of Mexico with the turquoise color water and the famous sugar white sand. The area is home to various communities, each with its unique characteristics.   1. Destin: calls itself “the Luckiest Fishing Village in the world”. It is known for its white sandy beaches and emerald green waters. It’s a great spot for fishing of course, golfing, various water sports, upscale shopping and dining. Destin is known as a family-friendly vacation heaven.   2. Fort Walton Beach: Home to military bases like Eglin Air Force Base, Fort Walton Beach is a family-friendly community with a mix of residential areas and tourist attractions.  Okaloosa Island is a beach community in Fort Walton Beach which is lesser known but equally beautiful compare to Destin.  Its building code restricts condo building to less than 6 stories, which results in less crowded beach, more relaxed atmosphere with a little bit of old Florida flare.   3. Miramar Beach: Miramar Beach is part of the larger South Walton area. It offers the breathtaking beaches, and a variety of shopping and dining experiences. The nearby Silver Sands Premium Outlets is a popular shopping destination with many designer brand stores, and it has several large beach resort communities within its city limit including Seascape Resort, and Sandestin Golf and Beach Resort, a sprawling resort community that offers a mix of accommodations, golf courses, shopping, dining, and entertainment options.  (See Properties for sale in Miramar Beach)
  4. Santa Rosa Beach and the Communities along Scenic Highway 30A:  located along the coast of the Florida Panhandle, is known for its picturesque beauty and charming small towns. Each of these little towns along Highway 30A has its own unique character, offering a mix of beachside tranquility, vibrant art scenes, and a laid-back atmosphere.     • Seaside: Often considered the flagship community along 30A, Seaside gained fame as the filming location for “The Truman Show.” This master-planned community is known for its pastel-colored cottages, white picket fences, and a town center with shops, galleries, and restaurants. The architecture and design of Seaside promote a pedestrian-friendly environment.
    • Rosemary Beach: This New Urbanism community features cobblestone streets, European-inspired architecture, and a charming town center. Rosemary Beach offers a mix of upscale shops, fine dining, and vacation rentals. The community also hosts events and concerts in its outdoor amphitheater.
    • WaterColor: Nestled between Seaside and Grayton Beach State Park, WaterColor is an idyllic community known for its natural beauty and outdoor amenities. The community features biking and walking trails, coastal dune lakes, and a town center with shops and restaurants.
    • Grayton Beach: One of the oldest beach communities in Florida, Grayton Beach has a laid-back, eclectic vibe. Visitors can enjoy funky art galleries, local eateries, and access to Grayton Beach State Park, known for its scenic coastal dune lake and hiking trails.
    • Alys Beach: Known for its striking white architecture and pristine landscaping, Alys Beach is a luxury community with a Mediterranean feel. The town center includes boutique shops, upscale dining, and a beautiful amphitheater.
    • Seagrove Beach: Positioned between Seaside and Watersound Beach, Seagrove Beach offers a mix of vacation rentals, local seafood restaurants, and access to the Eastern Lake, one of the coastal dune lakes in the area.
    • Watersound Beach: Characterized by its coastal architecture and natural surroundings, Watersound Beach is a gated community that provides a tranquil escape. The community has private beach access and a variety of upscale amenities.
    • Santa Rosa Beach: While not exclusively part of the 30A corridor, Santa Rosa Beach is a nearby town known for its diverse communities and access to the Gulf and the Choctawhatchee Bay. It includes both beachfront areas, Bay front communities and more rural neighborhoods.  A visit to Eden State Park will make you feel like you are back in old Florida.

    These little towns along Scenic Highway 30A collectively contribute to the area’s appeal, offering a mix of cultural experiences, outdoor activities, and a relaxed coastal lifestyle. Each town has its own charm, making the 30A region a popular destination for both vacationers and those seeking a permanent coastal residence.

  5. Niceville: Niceville is a charming little town located north of Destin.  It is a family community located next the largest air force base in the world – Eglin AFB. The city is surrounded by natural beauty, with access to Choctawhatchee Bay, Rocky Bayou State Park, and the nearby Gulf of Mexico. Outdoor enthusiasts can enjoy activities such as boating, fishing, hiking, and birdwatching in the scenic surroundings.   6. Freeport:  Freeport is a small city north of Santa Rosa Beach known for its rural charm, proximity to the beaches of South Walton, and its role as a gateway to outdoor recreation along the Choctawhatchee Bay. It has been one of the fastest growing city in the state of Florida in the last few years.  The master planned community of Hammock Bay offers families with abundant amenities, bay front marina and a “town center” for host endless community events.   7. Panama City Beach: Famous for its vibrant nightlife, family-friendly attractions, and the annual spring break festivities.
