- Buyer's Agent

A Buyer's Agent, under a Buyer's Agency Agreement with the buyer,
acts solely on behalf of the buyer. By promoting the best interest of
the buyer and fully disclosing all facts that might affect or influence the
buyer's decision to make an offer. A Buyer's Agent also keeps
confidential the buyer's motives for buying while presenting all offers on
behalf of the buyer. It is best to be represented by your own Buyer's Agent
in any Real Estate transaction of which you participate.
- Seller's - Listing Agent

A Seller's Agent under a listing agreement with the seller, acts
solely on behalf of the seller. A Seller's Agent is authorized to work with
Sub-Agents, buyer's agents, and/or Transaction Coordinators. By promoting
the best interest of the Seller and fully disclosing to the seller all facts
that might affect or influence the seller's decision to accept an offer.
Seller's Agents must keep confidential the seller's motivations for selling
and disclose all information known about the buyers and their willingness to
complete the sale or offer a higher price. Seller's Agents must present all
offers to purchase.
- Dual Agent

A REALTOR can be the Agent to both the buyer and the seller in a
transaction, but only with written informed consent of both. As a Dual Agent
the licensee will not be able to provide the full range of fiduciary duties
to the seller or the buyer.
- Transaction Coordinator
-
When the buyer and seller have already come together and have
agreed on price and terms but need help with the paperwork, title work and
closing details that is when the transaction coordinator comes in.
